Jars by Fabio Viviani Brings Single-Serve Dessert Concept to Overland Park This Summer

A Chicago-based dessert brand founded by television personality and chef Fabio Viviani is set to open its first Kansas City metro location in Overland Park, Kansas, before the end of June. Jars by Fabio Viviani will occupy a retail space at 4937 W. 119th St. in Hawthorne Plaza - a shopping center anchored by specialty and service retailers along the West 119th Street and Roe Avenue corridor in Johnson County. The opening marks the brand's first footprint in the region and its most eastward expansion to date.

What the Concept Actually Sells

The shop's product lineup centers on single-serve desserts packaged in individual jars - a format that trades the traditional bakery case for something closer to a premium grab-and-go experience. Flavors include banana cream pie, red velvet cheesecake, strawberry shortcake, and Nutella tiramisu. The jarred format isn't incidental; it's the operational and brand identity of the entire concept. Portion control, visual consistency, and a defined unit-economics model are built into the package itself.

Viviani competed on the fifth and eighth seasons of Bravo's Top Chef and earned a "Fan Favorite" designation - the kind of celebrity association that tends to drive opening-weekend foot traffic and social media attention, whether or not it sustains long-term repeat business. He also hosts his own culinary program, Fabio's Kitchen, and operates several food concepts across the country. Jars is one of them.

Location, Tenancy, and the Hawthorne Plaza Context

The Overland Park unit will occupy space previously held by Bingbox, a soft-serve ice cream shop that closed in the fall of 2023. That's a detail worth noting for anyone tracking food-and-beverage retail turnover in Johnson County's suburban strip corridors - the spot sat vacant for roughly 18 months before a new tenant signed. Jars will neighbor PAINT Nail Bar and André's Confiserie Suisse, the latter being a long-established local chocolatier and café. The adjacency to an existing specialty food brand isn't a bad positioning for a dessert concept trying to establish credibility in a new market.

For the landlord and shopping center, filling a food-use suite with a nationally branded concept - even one with only four existing locations - offers more stability than another independent or pop-up. It also signals that the West 119th Street retail corridor remains attractive to specialty food operators despite broader softness in suburban strip center occupancy that has characterized much of the post-pandemic retail environment.

Expansion Footprint and What Comes Next

Jars currently operates four locations across Illinois, Texas, and California. A St. Louis location is also in development, which means the brand is pursuing a dual-market entry into the Kansas City and St. Louis metros simultaneously - an aggressive but not unusual approach for celebrity-backed food concepts trying to build regional density quickly. The Kansas City location lands first, at least on the current timeline.

Whether the Overland Park unit performs well enough to justify additional Kansas City metro locations will depend on factors the brand controls only partially: product quality consistency, staffing, local marketing execution, and whether the jarred dessert format sustains repeat purchase behavior beyond the novelty window. Opening-weekend lines are relatively easy to generate for a food concept with a TV personality attached. Building a stable weekly customer base in a suburban strip center - where the competition for discretionary food spending is significant - is the harder problem.

For now, the Overland Park opening gives Johnson County residents a first look at a format that has found enough traction in other markets to justify regional expansion. That, in itself, is the story worth watching.
